-Please add the clause below to lease #2 ADDITIONAL PROVISIONS (OR IN AN "ADDTIONAL PROVISIONS" ATTACHMENT:

"Lessee is responsible for replacing light bulbs and that all light bulbs are working at lease-end moveout. No smoking.  Lessee is responsible for the smoke detectors to be working properly.  Lessee is responsible for replacing batteries in smoke/C02 detectors and all apartment fixtures/appliances that use batteries, and that all batteries are working at lease-end moveout. If the lessee replaces smoke detector batteries and the smoke detector fails and needs replacement, the lessee must inform the lessor immediately and the lessor will replace the smoke detector. Plumbing Clogs: Lessee is responsible for fixing/correcting clogged sinks, toilets, drains, and disposal repair and/or replacement.  Lessee is responsible for payment of any related bills/invoices." The lessee is responsible for IMMEDIATELY notifying the lessor about plumbing leaks, or running water in any/all malfunctioning plumbing fixtures. If the lessee's failure to notify the lessor IMMEDIATELY and there is an incremental increase in the water bill (based on the prior month's daily average vs the "leak period" month's daily average), the lessee will be invoiced and pay for the incremental increase in the water bill, based on the prior month's daily average vs the "leak period" month's daily average.
